Oftentimes, an architect can make valuable contributions to a project long before creating the very first design. This transpired when Architects Pacific, Inc. made a series of resourceful recommendations to the U.S. Navy for its 179-unit high-rise residence at Pearl Harbor.
Design Challenges
The conceptual plan called for a single high-rise structure. After thorough research of the site’s underlying foundation, Architects Pacific, Inc. discovered it had once been a land fill. Additionally, the location was adjacent to the original shoreline and served as a drainage channel. Should the project go forward, there would be lengthy – and enormously expensive – foundation work required.
Architects Pacific, Inc. solution: relocate the project across the street and abandon the high-rise design. Instead, erect two V-shaped buildings with a one-story recreational building as the property’s focal point. A separate parking structure will increase the number of parking stalls. These recommendations were accepted, resulting in a graceful new residence for enlisted personnel that far exceeded expectations.
Key Design Features
The residential buildings feature a unique multilevel design which steps down to reduce overall mass. The large, inviting recreational building is equipped with sliding doors to allow people to spill out onto the grounds during social gatherings.
Notable Cost Savings
With the savings in the foundation and environmental work, Architects Pacific, Inc. created a looped chill water piping system to provide air conditioning, which was not included in the original scope of work. Without the requirement for an emergency generator, Architects Pacific, Inc. made significant upgrades with special tile flooring, acrylic wall finishes, pattern carpet, special panel doors and attractive wood trim – all of which make the property look and feel like a comfortable residential living room.
The savings didn’t end there. With Architect Pacific, Inc.’s detailed construction specifications and thorough attention to detail, the lowest construction bid was more than 7 percent less than the government’s estimate.
